Sheet 01 . The firm

Gail Armstrong started it in 1967. We are still holding the schedule.

Geddes-Armstrong Construction is the successor to Gail Armstrong Construction. That is more than five decades of commercial work in one county, and it is the reason a superintendent will take our call.

We build more than structures. We build lasting relationships through personalised service and performance you can count on. The full-service approach covers everything from site selection and new construction through to tenant leasing support, and no matter the project size, the point is the same: maximise long-term value for the people paying for the building.

Fifty years in, the reputation is the only asset that cannot be rebought.

Sheet 02 . Scope

Built for every industry. Trusted by every client.

Private developers, franchise owners, school districts and religious institutions. The portfolio is deliberately mixed, because the discipline that gets a fire station open is the same one that gets a bank branch open.

John W. Rex Elementary in downtown Oklahoma City, completed by Geddes-Armstrong Construction

Sheet 04 . The turn

A set of drawings is a promise. The building is whether you kept it.

John W. Rex Elementary went up on a downtown corner in Oklahoma City, on a school calendar, for a public trust. That is the job: take a drawing somebody else made and hand back a building that opens on time.

Sheet 05 . The contract

Choose the contract before you choose the builder.

Project delivery methods have changed a lot since 1967. What has not changed is that the contract shape decides who carries which risk. Here is what each one is actually for, including the ones that are not always us.

Contract delivery models offered by Geddes-Armstrong Construction and the situation each one fits
ModelWhat it is forWhen it is the right call
Construction ManagementA hands-on, coordinated build processWe sit on your side of the table and run the trades. Best when the owner wants visibility into every package as it is bought.
Cost-PlusTransparency and collaborative decision-makingOpen books. You see what each subcontract actually cost. Best when scope is still moving and trust matters more than a fixed number.
Competitive BidValue through market pricingDrawings go out, the market prices them, the number is the number. Best when the design is complete and the budget is fixed.
Design-BuildSingle-source accountability from concept to completionOne contract covers design and construction. Best when the schedule is compressed and you do not want to referee between architect and builder.
Hybrid DeliveryCustomised to unique scheduling, budget or design goalsParts of the job under one model, parts under another. Best when a phased project has one wing to fast-track and another to bid.

Whichever shape it takes, the working method is the same: clear communication, proactive problem solving, and job site coordination that keeps long-standing subcontractors and suppliers moving. Fewer gaps, fewer change orders.

Sheet 06 . On the ground

An in-house team, not a phone number that subs the whole job out.

Estimators, project managers and field superintendents on staff, with long-standing relationships across every CSI division. That is what streamlines a project from pre-mobilisation to turnover.

Superintendents, architects and engineers who put it in writing.

GAC was able to complete the projects on time and allow us to begin the school year as scheduled. GAC has answered all of our questions and worked with us on budgetary items. They have been able to provide practical solutions to any problems that resulted from the project. I encourage you to consider GAC for your upcoming project(s).
Dibble Public SchoolsNew Building and Addition
Based on my experiences with GAC I would highly recommend them for similar projects without hesitation. I have worked with numerous contractors over the years and GAC exceeded my expectations. I hope to have the pleasure of working with them in the future on another project.
Oklahoma City Metropolitan Area School TrustJohn W. Rex Elementary
This is the first project I was not forced to make cutback on due to cost overruns. GAC gave us an original guaranteed maximum price (GMAX) that they remarkably were able to stay within. Further, their GMAX price was markedly less than what other construction management companies were willing to do our project for.
Noble Public SchoolsCapital Improvements
GAC recently completed construction of a new 55,000 SF Operations Center for us here in Norman. Throughout the project I was thoroughly impressed with GAC's knowledge, professionalism, and capabilities. Perhaps the best reflection of my recommendation is the fact that we chose GAC for our 2nd construction project, a 15,000 SF remodel.

And on Google, five out of five

I've collaborated with a lot of different professionals in the past, but this team is the real deal. They have over 50 years experience and it shows. If you want something done the right way...this is the way to go. Not to mention, they KNOW the ins and outs of Norman and OKC. That alone will save time and money. Pros all the way around.

Sheet 09 . Land and lease

We can hand you the keys without you buying the building.

For qualified tenants we design and construct a facility built around your operation, then lease it back to you on negotiable terms. Your capital stays in staffing, inventory and growth. We also hold commercial lots ready for build-to-suit and move-in ready space for lease today.

Sheet 10 . Before you call

The questions we get most.

Commercial and institutional buildings. Office buildings, financial buildings, restaurants, libraries, churches, schools, retail buildings, healthcare buildings, apartment complexes and shopping malls. Our completed work includes John W. Rex Elementary in downtown Oklahoma City, Norman Fire Stations 3 and 7, the OU Police Department headquarters, the Oklahoma Electric Cooperative administration and shop facility, and four First American Bank branches.

The company was originally incorporated in 1967 as Gail Armstrong Construction. Geddes-Armstrong Construction is its successor and carries more than five decades of commercial building experience in Norman and the Oklahoma City metro.

Construction Management for a hands-on, coordinated build process. Cost-Plus for transparency and collaborative decision-making. Competitive Bid where the client wants value through market pricing. Design-Build for single-source accountability from concept to completion. And hybrid delivery models customised to a project's scheduling, budget or design goals.

Design-build means contracting both the design and the construction through one firm, so there is one team and one source of accountability. It streamlines decision-making and reduces change orders. It suits projects with compressed timelines or evolving scopes, because early construction activity can begin before every design detail is finalised.

Yes. Pre-construction is where a project is won or lost. We work alongside your architecture and engineering firms from day one, and our team includes a Certified Professional Estimator. That covers feasibility studies, site and zoning review, preliminary budgets, preliminary schedules with long-lead items identified, and value engineering.

Both. We have move-in ready commercial space available for lease, and commercial building lots ready for build-to-suit. For qualified tenants we also offer a lease-back model: we design and construct a facility built for your operation, then lease it back to you on negotiable terms, so your capital stays in the business.
