Sheet 01 . The firm
Geddes-Armstrong Construction is the successor to Gail Armstrong Construction. That is more than five decades of commercial work in one county, and it is the reason a superintendent will take our call.
We build more than structures. We build lasting relationships through personalised service and performance you can count on. The full-service approach covers everything from site selection and new construction through to tenant leasing support, and no matter the project size, the point is the same: maximise long-term value for the people paying for the building.
Fifty years in, the reputation is the only asset that cannot be rebought.

Sheet 02 . Scope
Private developers, franchise owners, school districts and religious institutions. The portfolio is deliberately mixed, because the discipline that gets a fire station open is the same one that gets a bank branch open.

Sheet 03 . Services
Most projects start well before a drawing is final and finish well after the last trade leaves. Commercial construction is the spine; the other six hang off it.

Commercial Construction details
Sheet 04 . The turn
John W. Rex Elementary went up on a downtown corner in Oklahoma City, on a school calendar, for a public trust. That is the job: take a drawing somebody else made and hand back a building that opens on time.
Sheet 05 . The contract
Project delivery methods have changed a lot since 1967. What has not changed is that the contract shape decides who carries which risk. Here is what each one is actually for, including the ones that are not always us.
| Model | What it is for | When it is the right call |
|---|---|---|
| Construction Management | A hands-on, coordinated build process | We sit on your side of the table and run the trades. Best when the owner wants visibility into every package as it is bought. |
| Cost-Plus | Transparency and collaborative decision-making | Open books. You see what each subcontract actually cost. Best when scope is still moving and trust matters more than a fixed number. |
| Competitive Bid | Value through market pricing | Drawings go out, the market prices them, the number is the number. Best when the design is complete and the budget is fixed. |
| Design-Build | Single-source accountability from concept to completion | One contract covers design and construction. Best when the schedule is compressed and you do not want to referee between architect and builder. |
| Hybrid Delivery | Customised to unique scheduling, budget or design goals | Parts of the job under one model, parts under another. Best when a phased project has one wing to fast-track and another to bid. |
Whichever shape it takes, the working method is the same: clear communication, proactive problem solving, and job site coordination that keeps long-standing subcontractors and suppliers moving. Fewer gaps, fewer change orders.

GAC was able to complete the projects on time and allow us to begin the school year as scheduled. GAC has answered all of our questions and worked with us on budgetary items. They have been able to provide practical solutions to any problems that resulted from the project. I encourage you to consider GAC for your upcoming project(s).
Based on my experiences with GAC I would highly recommend them for similar projects without hesitation. I have worked with numerous contractors over the years and GAC exceeded my expectations. I hope to have the pleasure of working with them in the future on another project.
This is the first project I was not forced to make cutback on due to cost overruns. GAC gave us an original guaranteed maximum price (GMAX) that they remarkably were able to stay within. Further, their GMAX price was markedly less than what other construction management companies were willing to do our project for.
GAC recently completed construction of a new 55,000 SF Operations Center for us here in Norman. Throughout the project I was thoroughly impressed with GAC's knowledge, professionalism, and capabilities. Perhaps the best reflection of my recommendation is the fact that we chose GAC for our 2nd construction project, a 15,000 SF remodel.
And on Google, five out of five
I've collaborated with a lot of different professionals in the past, but this team is the real deal. They have over 50 years experience and it shows. If you want something done the right way...this is the way to go. Not to mention, they KNOW the ins and outs of Norman and OKC. That alone will save time and money. Pros all the way around.
Honest a reliable people. Great to work with.
Great company to work with!
