Plans complete, ready to build

General Contracting

When your plans are complete and it is time to build, we oversee every detail of the construction process, from groundbreaking to the final punch list.

Every trade, one team, one oversight line

We have built longstanding relationships with top-tier subcontractors across all CSI divisions, the full set of trade categories a commercial building draws on, from sitework and concrete through mechanical, electrical and finishes. Those relationships are what let us run competitive bidding for all trades on your project: real proposals from real subcontractors we already know the work of, priced against each other rather than accepted on faith. Complete project oversight sits on top of that bidding, one team responsible for coordinating every trade on site rather than the owner chasing a dozen separate contracts.

Kept informed without having to ask

Our in-house estimators, project managers and superintendents run the job day to day, and two habits keep the owner current on where it stands. Project schedule updates track progress against the plan and flag slippage before it becomes a surprise, and progress meetings put the owner, the design team and our field staff in the same room on a set cadence so decisions get made while they still matter, not after the fact. That structure carries a job from groundbreaking through to the final punch list, the last list of small items closed out before the building is handed over.

A school district that would sign again without hesitation

The Oklahoma City Metropolitan Area School Trust hired us as general contractor for John W. Rex Elementary, a downtown Oklahoma City school built to open on a fixed academic calendar with no room to slip. That is the ordinary condition of a school project: the building is either ready by the first day of classes or it is not, and a general contractor either manages every trade to that date or the owner finds out the hard way that oversight was thin.

Ellsworth Collings Hall on the University of Oklahoma campus ran under the same discipline, competitively bid trades, one oversight line, scheduled progress meetings, on a campus where crews, deliveries and pedestrian traffic all have to share the same footprint without one bringing the others to a stop.

Based on my experiences with GAC I would highly recommend them for similar projects without hesitation. I have worked with numerous contractors over the years and GAC exceeded my expectations. I hope to have the pleasure of working with them in the future on another project.

General contracting is what happens after the pre-construction number is set. See how that number gets built on pre-construction, compare it against design-build, or call the office to talk through your project.
