For qualified tenants and businesses, Geddes-Armstrong offers a lease-back model. We design and construct a commercial space built around your operation, from the layout to the systems it needs to run, and then lease that finished building back to you under terms we negotiate together. You are not renting whatever happened to be available. You are occupying a building that was drawn for the way you actually work.

What the lease-back structure gives you

Four things, in the order most tenants weigh them: a fully customised facility built to your operation rather than adapted to it; predictable long-term occupancy costs instead of a purchase price and a mortgage; capital that stays available for growth, staffing or inventory instead of sitting in a building; and a single partner responsible for both the construction and the real estate, so there is nobody to referee between a builder and a landlord because they are the same firm.

How it compares to buying or leasing

A lease-back is not the only way to get into a building, and it is worth setting it next to the two obvious alternatives so the tradeoff is clear rather than assumed.

Buying outright

You own the building, but the capital that paid for it is now in real estate rather than in the business. If you need a facility built to a specific operation, you are still paying a general contractor to build it, and then carrying the debt or the cash outlay on top of everything else the business needs.

Leasing existing space

Faster to move into and a lower upfront commitment, but existing space was built for whoever occupied it last. You are working around a layout, not working with one, and the landlord who owns the building generally has no stake in how well it actually fits your operation.

The lease-back model

Built for your operation like a purchase would be, without the capital outlay of a purchase. Because Geddes-Armstrong is both the builder and the landlord, the construction decisions and the leasing terms come from the same firm, not two parties with different incentives.
