A commercial project rarely needs one service. It needs a sequence: the right ground, a plan priced before it is drawn, a contract model that fits how firm the design and budget already are, a general contractor who runs the trades to a punch list, and, for some clients, a lease instead of a mortgage on the day it opens. Geddes-Armstrong Construction has run that sequence in Norman and the OKC metro since 1967, as Gail Armstrong Construction and now as GAC. Below are the seven services in the two groups they naturally fall into, the order they typically get used in, and the five ways we can structure the contract itself. Two groups, one sequence

Land & Lease comes first if there is no site yet, or last if the client wants to occupy without owning. Build is the middle of the sequence: pre-construction prices and schedules the job while the architect and engineer are still drawing it, a contract model gets chosen to match how settled the design and budget are, general contracting runs the trades once plans are complete, and design-build collapses the design and construction steps into one contract when the timeline is tight.

Build

Pre-construction through design-build: the four services that take a project from drawings to a finished building.

    Feasibility, budget and schedule work done before a shovel moves, alongside your architect and engineer. A Certified Professional Estimator prices it.

  • General Contracting

    Every detail from groundbreaking to the final punch list, with competitive bidding across all CSI divisions and our own estimators, project managers and superintendents.

  • Commercial Construction

    Ground-up, expansion or phased. Five contract delivery models, chosen to fit the project rather than the other way round.

  • Design-Build

    Design and construction under one contract, so there is one team and one source of accountability. Fewer change orders, and construction can start before every detail is drawn.

Land & Lease

The three services around the building itself: getting a site ready, building and leasing back a custom facility, or moving into space that already exists.

    Raw land to build-ready lot. Clearing, grading, surveying, water, sewer, storm water and inspection.

  • New Construction Leasing

    We design and build the facility your operation needs, then lease it back to you. Your capital stays in the business.

  • Commercial Leasing

    Move-in ready office and retail space. If we do not have what you want, we will find it and change it to suit.
